This guide explains exactly what happens next and how to make the process smooth and successful.
PHASE 1: INITIAL INSPECTION & DAMAGE EVALUATION
Property Inspection by 360 Innovations Roofing Company
– Your Project Manager performs a thorough, professional roof inspection.
– We identify visible storm damage (hail, wind, debris impacts, water intrusion) and take detailed photographs.
– We evaluate if a full roof replacement is warranted based on age, wear, and insurance criteria.
Damage Documentation
– We create a photo report and professional damage assessment that can be submitted to your insurance company if needed.
– Our goal is to fully document all necessary damage to support a fair insurance claim.
Pre-Claim Consultation
Before you file a claim, we discuss:
– Estimated repair costs
– Likelihood of approval
– Insurance carrier tendencies (every company handles claims slightly differently)
– We advise you whether filing a claim makes sense based on potential out-of-pocket exposure (deductible, exclusions).
PHASE 2: INSURANCE CLAIM FILING
Filing the Claim
– You (the property owner) contact your insurance provider to open a claim.
– Provide basic information: type of damage, date of storm (if known), and visible issues.
– Get your claim number and pass it along to your Project Manager immediately.
Adjuster Meeting Coordination
– An insurance adjuster will schedule a site visit to inspect your roof.
– Whenever possible, our team will meet the adjuster onsite to:
– Represent your interests
– Point out damage areas that might otherwise be missed
– Answer technical questions
– This step dramatically improves claim results.
Initial Insurance Estimate Issued (ACV Payment)
– After inspection, the insurance company will send an initial estimate and check called ACV (Actual Cash Value).
– This is based on the depreciated value of your roof (not the full cost to replace it).
PHASE 3: CLAIM REVIEW & SUPPLEMENTING
Comparing Estimates
We carefully review your insurance scope to ensure it covers everything needed for a full, proper restoration.
Supplements (If Needed)
– If items are missing (code upgrades, ventilation, drip edge, decking, etc.), we submit a Supplement Request to your insurance company.
– Supplements are common and necessary to meet current building code and complete your roof properly.
Customer Responsibility During Supplements
– You may be asked to sign supplemental paperwork.
– Be prepared to communicate with your insurance adjuster or mortgage company if requested.
PHASE 4: JOB SETUP & MATERIALS
Material Selections
– We will present options for shingle types, colors, accessories, and upgrades if desired.
– We match as closely as possible to existing colors, but slight variations may occur depending on manufacturer availability.
Material Ordering and Delivery
– Once insurance approval is finalized, we order your materials.
– Materials are delivered directly to your property — typically 1 to 3 days before installation.
Deposit Collection
Your deposit (typically 15% of total contract plus your deductible) is due the day before material delivery.
Scheduling Your Project
Your Project Manager schedules your installation date.
PHASE 5: INSTALLATION
Roof Tear-Off and Replacement
– Our professional crews remove old roofing down to the decking (unless otherwise specified).
– Decking is inspected for rot or soft spots; necessary repairs are made as per code and contract.
System Installation
Underlayment, ice & water shield (if required), starter strip, ventilation, pipe boots, flashing, and new shingles are installed according to manufacturer specifications and local building codes.
Project Management and Safety
A trained supervisor oversees the project to ensure quality and OSHA safety compliance.
Cleanup and Final Inspection
– We perform a thorough cleanup of the jobsite.
– Roof vents and accessories are painted to match the new roof where applicable.
– A final inspection is performed to ensure the work meets our high standards.
PHASE 6: COMPLETION & FINAL PAYMENT
Final Walkthrough
– We conduct a walkthrough with you to confirm satisfaction.
– We address any outstanding punch-list items promptly.
Final Invoice and Payment
– We submit the final invoice to you and your insurance provider.
– You will typically receive your RCV (Recoverable Depreciation) check at this point.
– Final payment of the full contract amount is due upon substantial completion, regardless of any insurance payment delays.
PHASE 7: WARRANTIES AND DOCUMENTATION
Warranty Activation
– Once final payment is received, your Labor Warranty and applicable Manufacturer Material Warranties are activated.
– You will receive digital or printed copies of your warranty certificates.
Maintenance and Roof Care
– Regular roof maintenance is recommended to protect your investment and maintain warranty eligibility.
– Ask us about enrolling in a Roof Maintenance Program to extend your roof’s lifespan!
Important Things to Remember:
Deductible Payment:
Texas law prohibits contractors from waiving or absorbing deductibles. Your deductible must be paid separately from insurance proceeds.
Supplements Are Common:
Insurance rarely gets everything correct the first time — supplements help ensure your roof is replaced fully and legally.
Mortgage Company Process:
If your mortgage company is listed on your insurance check, it must be endorsed. Plan on 7–14 additional business days for that process.
Weather Delays:
Roofing is weather-dependent. If rain, high winds, or freezing conditions occur, we may need to adjust your scheduled date for safety and quality reasons.
Change Orders:
If you request upgrades or additional work not covered by insurance (such as gutter replacement, additional ventilation, or material upgrades), we will provide a separate Change Order for your approval.
